Listing Plans – Terms and Conditions

These Terms and Conditions apply to all listing plans offered on our property listings portal, including Single Listing, Standard, Plus, Gold, Premium, Block, and Developer plans.

By purchasing or using any listing plan, you agree to be bound by the terms set out below.

1. Definitions

• “We”, “Us”, “Our” refers to the portal operator.

• “You”, “Client”, “User” refers to the individual, company, landlord, agent, developer, or organisation purchasing a listing plan.

• “Listing” refers to a property advertisement published on the portal.

• “Plan” refers to the subscription package selected.

2. Plan Duration and Billing

• All listing plans, including Single Listing plans, are billed monthly in advance.

• Monthly plans operate on a rolling monthly basis unless cancelled.

• Prices are quoted exclusive of VAT unless stated otherwise.

• Plans will automatically renew each month unless cancelled prior to the renewal date.

• You may upgrade or downgrade your plan at any time. Changes will take effect from the next billing cycle unless otherwise agreed.

3. Cancellation

• Plans may be cancelled at any time with effect from the end of the current billing period.

• No refunds are provided for part-month usage.

• Cancellation must be made through your account or in writing prior to the renewal date.

4. Listings and Usage Limits

• Each plan has defined limits on:

  • Number of active listings

  • Number of featured listings

  • Images per listing

• These limits must not be exceeded.

• Listings must relate to genuine, lawful properties that you are authorised to advertise.

• We reserve the right to suspend or remove listings that exceed plan limits or breach these Terms and Conditions.

5. Featured Listings and Visibility

• Featured listings receive enhanced visibility and prioritised placement.

• We do not guarantee:

  • A specific ranking position

  • A minimum number of views or enquiries

• Visibility may vary depending on market conditions, competition, and user behaviour.

• Featured status is subject to availability within your selected plan.

6. Content Accuracy and Responsibility

• You are responsible for ensuring that all listing content is:

  • Accurate

  • Up to date

  • Not misleading

• This includes descriptions, images, pricing, tenure, and availability.

• We reserve the right to amend, suspend, or remove content that is inaccurate, unlawful, or breaches advertising standards.

7. Acceptable Use

• Listings must not contain false, misleading, or discriminatory content.

• Listings must comply with all relevant UK legislation, including consumer protection and property advertising regulations.

• We reserve the right to refuse or remove listings that do not meet our standards or legal obligations.

8. Block and Developer Plans

• Block and Developer plans are intended for specialist and high-volume use.

• Listing limits apply unless otherwise agreed in writing.

• Bespoke packages may be offered for large developments or complex portfolios.

9. Changes to Plans and Pricing

• We reserve the right to amend plan features, pricing, or limits with reasonable notice.

• Any changes will not affect the current billing period and will apply from the next renewal date.

10. Liability

• We are not responsible for:

  • Failed transactions

  • Loss of income

  • Delays in letting or selling property

• Our role is limited to providing a marketing platform.

• Nothing in these terms limits liability where it cannot legally be excluded.

11. Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales.
