Landlord Fees & Service Levels

At Property Management Wales, we offer tailored services designed to meet the needs of landlords, whether you’re looking for basic tenant sourcing or full property management. Explore our range of options below and see how we can help you get the most from your investment.

 

Letting Service

  • Fee: 11% of rent (plus VAT), 13.2% (inc. VAT)
  • What’s Included:
    • Finding suitable tenants
    • Accompanied viewings
    • Advertising on major property portals
    • Assisting tenants with payment setup
    • Deducting any pre-tenancy invoices
    • Managing HMRC deductions and issuing NRL8 if applicable
    • Pursuing non-payment of rent

Example: For a 12-month tenancy with a rent of £1,000 per month, the fee will be £1,584 (inc. VAT). The minimum commission charge is £1,500. This commission applies to every tenancy renewal.

 

Fully Managed Service

  • Fee: 17% of rent (plus VAT), 20.4% (inc. VAT)
  • What’s Included:
    • Everything in the Letting Service plus:
    • Ongoing rent collection and credit control
    • Regular compliance checks for landlord obligations
    • Pursuing rent arrears and advising on actions
    • Utility management for tenant changes
    • Bi-annual property visits with feedback
    • Organizing repairs via approved contractors
    • Holding keys for the entire tenancy
    • Handling deposit disputes and negotiations

Example: For a 12-month tenancy with a rent of £1,000 per month, the fee will be £2,448 (inc. VAT). Minimum commission is £1,500. This commission applies to every tenancy renewal.

 

Short-Term Let Service

  • Fee: 25% of rent (plus VAT), 30% (inc. VAT)
  • What’s Included:
    • All benefits of Fully Managed Service
    • Tailored for short-term tenancies with flexibility in managing tenant transitions

Example: For a 4-month tenancy with rent of £1,500 per month, the fee will be £1,800 (inc. VAT). Minimum commission is £1,500.


 

Additional Non-Optional Fees

No matter your service level, the following fees apply:

  • Tenancy Agreement: £240 (plus VAT), £288 (inc. VAT)
    Drafting and issuing the agreement.

  • Tenant Reference Check: £50 (plus VAT), £60 (inc. VAT) per tenant
    Processing and referencing tenants (ASTs only).

  • Right-to-Rent Check: £25 (plus VAT), £30 (inc. VAT) per occupant over 18
    Legally required checks for all adult occupants (ASTs only).

  • Guarantor Fee: £40 (plus VAT), £48 (inc. VAT)
    Processing and referencing guarantors (if required).

  • Deposit Registration: £40 (plus VAT), £48 (inc. VAT)
    Protecting deposits via the Tenancy Deposit Scheme (ASTs only).

  • Inventory and Check-In/Check-Out Fees:
    Fees dependent on the size and content of the property, passed directly from the inventory provider. Check-out arrangements: £50 (plus VAT), £60 (inc. VAT).

  • Renewal Commission:
    Letting Service – 11% of rent (plus VAT), 13.2% (inc. VAT)
    Fully Managed Service – 17% of rent (plus VAT), 20.4% (inc. VAT)

  • HMRC Non-Resident Landlord Submissions: £450 (plus VAT), £540 (inc. VAT) annually
    Submission of landlord receipts to HMRC.

  • Additional Visits: £100 (plus VAT), £120 (inc. VAT) per visit
    For maintenance checks or other landlord requests.


 

Additional Services for Letting Clients

  • Gas Safety Record & Service: £100 (plus VAT), £120 (inc. VAT)
    Arranging for up to 3 appliances (excluding engineer’s invoice).

  • Portable Appliance Testing: £50 (plus VAT), £60 (inc. VAT)
    Up to 10 appliances (excluding engineer’s invoice).

  • Smoke and CO Alarm Installation: £50 (plus VAT), £60 (inc. VAT)
    Excludes contractor invoice.
